Armando was the lead builder at our home on 17 Mile Drive in Del Monte Forest/Pebble in 2004 - he installed the flooring, stone inlay and tilework in all the rooms and bathrooms, walls, brick driveway - outstanding, meticulous craftsmanship that will outlive all of us. 11 years later, I called upon Armando after having consulted 4 other roofers in the area to fix a roof leak. I was deflated and feeling skeptical it could be fixed, but he solved it! I look back and think it's a miracle and a testament to Armando's 1. critical problem solving skills and 2. skill and experience, 3. work ethic, and 4. love of his job. 3 roofers couldn't figure the issue out at all including the original roofer, and the 4th roofer I suspect did not want to do the work. The end product of the repair is beautiful and flawless and of the highest quality - he took great effort to match the exact paint/stucco color in the repair (yet another testament to him wanting to do the repair RIGHT, once and for all). We feel indebted to Armando and now will use him for any future repairs to our house. With his more than reasonable rates, I think he by far blows the competition in the Monterey/Carmel/Pebble area out of the water.

It is a pleasure to relate my satisfaction with the work of Armando Santiago and ARSA Construction.

Major projects they have completed include a fireplace stonework, two baths, 310’ feet of 6’ fencing with sliding gate and interior carpentry. Every job they have done has been perfect. Everything is plumb and square and beautiful. I am amazed at their precision, range of skills and artistry.The fireplace stone goes from the floor to the 25’ ceiling, is 6’. They helped us pick out the colors and suggested we include a small batch of a third color. They have an amazing eye for mixing the colors. Everyone that sees it is impressed with its beauty. It is the centerpiece of the house.The baths have travertine flooring and wainscoting with ceramic tile trim. The floor pattern is laid out carefully and avoids thin strips of tile on the edges. They fabricated the corners from travertine slabs and they are beautiful. Likewise with the door and window trim. The large tiled shower is absolutely plumb which made for a successful glass door installation. Both baths are like sanctuaries.The deer fencing is custom horizontal redwood in the front and it looks great. No one has fencing like this. The also fabricated a 12’ sliding access gate with steel frame. The gate is covered with the same material and is invisible from the front. The gate slides on a steel runner imbedded in a concrete footing and will never sag. In the back we have severe slopes but they capably completed the perimeter fence. He constructed a beautiful fence with all of the top rails in a perfectly straight line.They have done considerable carpentry too. Some of it is to prepare for the stonework and tile and some for walls that were moved or added. In one case they removed a loadbearing wall to expand our second-floor family room. For this job they had to install a 20’ 10x16” glulam inside the house, along with new footings in the basement. The room turned out great.

Armando is an amazing craftsman. He is precise. He is versatile. He is an artist. I have never met anyone like him. I look forward to employing him on future jobs at my house.

Trustworthy, Initiative, Efficient

I cannot speak highly enough of Armando and his team. They worked hard, quickly, and for a reasonable price. We were even trying to do some things ourselves and he took time out of his day to show us how to do it properly. Honestly would have paid more had I known the level of service I would receive. When I first called him for a quote he told me he could be at the house in 15 minutes, and once I eventually accepted the quote he started work the very next day. The house looks incredible and he was always very responsive to questions we had. He will be the only contractor we use in the future because I couldn’t imagine trusting any contractor like I do Armando!
